How to add a Comp Only Listings

The MLSListings system has the ability for agents to add listing that sold off market as a "Comp Only listing." 
Comp Only Definition: Listings not added to the MLS as a result of seller instructions may be added to the MLS “sold” data at the listing broker’s discretion. Listings entered for comparable purposes only must be entered within 30-days of closing and will have “For Comp Purposes Only” added to the first line of confidential remarks.

If you have a valid listing agreement, have properly submitted an exclusion and the property sold less than 30 days in the past, you can go into Manage Listings and add a listing for Com Purposes only. When you do this the listing goes on the system as a sold listing

To Add a Comp Only Listing

1) Hover of Listings from Pro Dashboard, then click Manage Listings

2) Click on Add Listing (Upper Right corner) then click New Comp Only
 

3) Select your Class and Property Type
 

4) For Comp Only Listing you are not allowed to back date anything, So any date fields (List Date, Expiration Date, Sale Date, COE Date) Please enter the current date your adding the Comp Only Listing

5)  Enter in all required fields and upload at least 1 front photo of the property

6) Go to Verify located at the bottom of the screen to check for errors. If no errors click on Create Listing
