Aligned Showings: Getting Started as a Listing Agent
In response to subscriber feedback, MLSListings is partnering with MLS Aligned as they develop their new showing management tool, Aligned Showings, another included benefit for MLSListings subscribers available at no extra cost.
Aligned Showings is nearing the end of the beta phase of development, and we would like to invite you to try out the product with your listed properties.
Aligned Showings Overview
Aligned Showings enables listing agents and buyers’ agents to connect to schedule home showings. In addition to easily scheduling showings, the tool provides a way to quickly communicate with other agents to ask questions or follow up after a showing. Moreover, if the listing is occupied you can loop in the homeowner or occupant so they can approve the showing directly, speeding up the response time to set up the showing.
The tool is integrated into Listing Management for listing agents and Matrix for buyer’s agents who want to schedule a showing.
Aligned Showings for Listing Agents
Aligned Showings empowers listing agents to easily manage showings – from straightforward Instant Approval showings where agents simply sign up to more complex, property-occupied situations requiring approval from the seller or tenant. Listing agents can set up specific days or time slots as restricted and unavailable for showing. The system keeps track of all showings so agents can easily report activity to their seller.
Step-by-Step Instructions for Listing Agents
As a listing agent, go to Listing Management and find your Active listing. Once there, click on “Edit Listing.”
In the edit, go to Step 8 “For Agents” and under “Showing Information” select “Yes” for “Participate in Aligned Showings for Showings?”
Next, click on Verify and Update Listing
This will opt you in for the listing. Your final step is to manage your showing settings. Currently, there is roughly a 5-minute gap so please wait 5 minutes before going to the Action menu and selecting “Manage Showings”:
This will take you to the login page. Log in using the same credentials as you use for MLSListings.
After logging in, you will get to the “Listing Setup” page, where you will click the “Edit Details” button in the upper right corner.
There are 4 steps to setting up your listing for showings:
-
Showing Instructions for Showing Agent: This step enables you to set up things such as:
-
Allow overlapping appointments
-
Setting up the maximum appointment length
-
Setting up how the request shall be handled (Instant Approval Vs Require Approval)
-
Lockbox Type
-
Showing Arrangements (who will accompany if applicable)
-
Request Callback
-
Additional Instructions
-
Office Involvement: This sets up the people involved in the approval process. You, the listing agent, will be there by default. You can also add team members or other agents that you would allow to approve/reject requests on your behalf
-
Seller/Tenant Involvement: This is where you can enter the seller’s info (name and email) or tenant info (name and email) who will approve or reject requests on your behalf. If you don’t want the seller involved in the process, you can skip this step.
-
Time/Date Restrictions: This is where you can add date and time restrictions for showings. It can be specific dates/times (e.g., no showings on Friday, October 24 between 1-5PM) or recurring (e.g., no showings on Wednesdays), or both (e.g., showings only on Saturdays and Sundays from 9AM to 4PM).
After completing these four steps, your property will be updated in Matrix to display a “Schedule a Showing” link.
